Terms &
Conditions

CLEAR EXPECTATIONS. COMFORTABLE STAYS.

These terms and conditions outline the general policies for renting and staying in a 2K Holdings property. Please review them carefully before reserving a home.

These Terms & Conditions outline the general policies for renting and staying in a 2K Holdings property. By reserving, renting, or occupying one of our properties, residents and guests agree to comply with these policies, as well as the terms contained in their individual rental agreement.
Specific terms may vary by property and length of stay. If there is a conflict between these Terms & Conditions and a signed rental agreement, the signed rental agreement will control.

01 | RENTAL AGREEMENT
All stays are subject to a signed rental agreement. The agreement will identify the property, rental dates, rental rate, payment requirements, deposits, occupancy limits, and any property-specific terms.
Residents are responsible for reviewing the agreement carefully before signing and for complying with its terms throughout their stay.

02 | RESERVATIONS & PAYMENTS
A property is not considered reserved until all required documentation, deposits, and initial payments have been received.
Rental rates, deposits, payment schedules, and due dates will be provided before the reservation is finalized. Residents are responsible for ensuring payments are made by the dates specified in their rental agreement.
Failure to make required payments may result in cancellation of the reservation or other action permitted under the rental agreement and applicable law.

03 | SECURITY DEPOSITS
A security deposit may be required before move-in. The amount and payment deadline will be identified in the rental agreement.
Subject to the rental agreement and applicable law, deductions may be made for unpaid rent, excessive cleaning, missing items, damage beyond normal wear and tear, or other amounts for which the resident is responsible.
Security deposits will be handled and returned in accordance with applicable North Dakota law.

04 | CANCELLATIONS & EARLY DEPARTURE
Cancellation and early-departure terms may vary depending on the property and length of stay.
Any required notice periods, refunds, charges, or other financial obligations associated with cancellation or early departure will be outlined in the rental agreement.
Leaving a property before the agreed-upon departure date does not automatically release a resident from financial obligations under the rental agreement.

05 | OCCUPANCY
Only individuals approved under the rental agreement may reside at the property. Occupancy limits must be followed at all times. Guests are welcome when permitted by the rental agreement but may not establish residency or remain for extended periods without prior approval. Residents are responsible for the conduct of their guests and for ensuring that guests comply with property rules.

06 | PROPERTY CARE
Residents are expected to keep the property reasonably clean and sanitary throughout their stay.
Furniture, appliances, fixtures, linens, household items, and other provided property should be used appropriately and maintained with reasonable care.
Damage, malfunctioning appliances, plumbing issues, leaks, or other maintenance concerns should be reported promptly so they can be addressed before additional damage occurs.

07 | DAMAGE & MISSING ITEMS
Residents may be financially responsible for damage caused by themselves, members of their household, or their guests beyond ordinary wear and tear.
Residents may also be responsible for missing or damaged furnishings, linens, kitchenware, electronics, keys, remotes, or other items supplied with the property.
Charges will be determined in accordance with the rental agreement and applicable law.

08 | CLEANING & MOVE-OUT CONDITION
Properties should be left in reasonably clean condition at the end of the stay.
Residents are expected to remove personal belongings and trash, properly dispose of food and waste, and follow any move-out instructions provided by property management.
Cleaning required beyond normal turnover may result in additional charges when permitted under the rental agreement and applicable law.

09 | MAINTENANCE & REPAIRS
Residents should report maintenance concerns as soon as reasonably possible.
Residents should not perform, authorize, or arrange repairs, alterations, painting, installation of fixtures, or other modifications to the property without prior approval.
When necessary, reasonable access to the property may be required for repairs, maintenance, inspections, or emergencies, subject to the rental agreement and applicable law.

10 | UTILITIES & SERVICES
Utilities and services included with a rental vary by property. The rental listing and rental agreement will identify which utilities or services, if any, are included.
Residents are expected to use utilities responsibly. Excessive or unusual utility usage may be subject to additional charges when specifically permitted by the rental agreement.
Internet, television, or other third-party services may occasionally experience interruptions outside the control of 2K Holdings.

11 | INTERNET & STREAMING SERVICES
When Wi-Fi is provided, it is offered as a convenience and continuous or uninterrupted service cannot be guaranteed.
Residents are responsible for logging into and out of their own streaming accounts. 2K Holdings is not responsible for charges, account access, or personal information left on televisions or other devices after departure.

12 | SMOKING & VAPING
Unless specifically stated otherwise in the rental agreement, smoking and vaping are not permitted inside the property.
Residents may be responsible for cleaning, deodorizing, remediation, or damage associated with unauthorized smoking or vaping when permitted by the rental agreement and applicable law.

13 | PETS
Pets are permitted only when specifically approved for the property.
Any applicable pet fees, deposits, restrictions, or requirements will be disclosed before move-in or included in the rental agreement.
Residents are responsible for pet-related damage, excessive cleaning, waste removal, and compliance with applicable local requirements.
Nothing in this section is intended to limit rights or obligations concerning service animals or other assistance animals under applicable law.

14 | NOISE & NEIGHBOR CONSIDERATION
Residents and guests are expected to be considerate of neighboring properties and residents.
Excessive noise, disruptive gatherings, unlawful activity, or behavior that interferes with the reasonable enjoyment of neighboring properties is not permitted.
Any applicable city ordinances, community rules, or property-specific quiet-hour requirements must be followed.

15 | PARKING
Residents and guests may park only in designated or permitted areas associated with the property.
Vehicles must not block neighboring driveways, sidewalks, alleys, emergency access, or other restricted areas.
Any property-specific parking instructions will be provided separately.

16 | KEYS, ACCESS CODES & SECURITY
Keys, garage remotes, access codes, and other entry devices are provided for authorized residents and guests only and should not be shared with unauthorized individuals.
Residents should notify property management promptly if a key, remote, or access device is lost or if they believe an access code has been compromised.
Replacement or rekeying charges may apply when permitted by the rental agreement and applicable law.

17 | PERSONAL PROPERTY
Residents are responsible for their own personal belongings during their stay.
2K Holdings is not responsible for loss, theft, or damage to personal property except to the extent responsibility is imposed by applicable law.
Residents should consider maintaining appropriate renters insurance or other coverage for their personal belongings and liability.

18 | SAFETY
Residents should use reasonable care while occupying the property and promptly report unsafe conditions, damaged safety equipment, or other hazards.
Smoke detectors, carbon monoxide detectors, fire extinguishers, locks, and other safety equipment should not be disabled, removed, or tampered with.
In an emergency involving immediate danger to people or property, residents should contact the appropriate emergency services before contacting property management.

19 | ENTRY TO THE PROPERTY
There may be circumstances in which the owner, property manager, maintenance personnel, or authorized contractors need access to the property.
Entry will be handled in accordance with the rental agreement and applicable law, including any applicable notice requirements. Emergency situations may require immediate access when permitted by law.

20 | PROHIBITED ACTIVITIES
Properties may not be used for unlawful activities or for purposes inconsistent with residential occupancy.
Residents may not intentionally damage the property, create hazardous conditions, disturb neighboring residents, or use the property in a manner that violates applicable laws, ordinances, or the rental agreement.

21 | MOVE-IN & MOVE-OUT DOCUMENTATION
Residents are encouraged to review the condition of the property at move-in and promptly report any existing damage or concerns.
Photographs, inspection forms, or other documentation may be used to record the condition of the property at move-in and move-out.
Residents should return all required keys, remotes, and other property items at the end of the rental period.

22 | ABANDONED OR LEFT-BEHIND PROPERTY
Residents are responsible for removing their personal belongings when they move out.
Items left behind will be handled in accordance with the rental agreement and applicable North Dakota law. Residents may be responsible for reasonable costs associated with removal, storage, or disposal when permitted by law.

23 | POLICY VIOLATIONS
Failure to comply with the rental agreement, these Terms & Conditions, or applicable laws may result in charges, termination of occupancy, or other remedies when permitted under the rental agreement and applicable law.
Nothing in these Terms & Conditions is intended to waive any rights or obligations provided by law.

24 | PROPERTY-SPECIFIC POLICIES
Because each 2K Holdings property is different, additional policies may apply to an individual home.
Property-specific requirements concerning parking, laundry facilities, pets, outdoor areas, snow removal, utilities, shared spaces, or other features will be disclosed in the rental agreement or other written property instructions.

25 | CHANGES TO THESE TERMS
2K Holdings may update these general Terms & Conditions periodically.
Changes to website terms do not replace or modify the terms of an existing signed rental agreement unless otherwise agreed to in writing or permitted by law.

26 | GOVERNING LAW
Rental agreements and these Terms & Conditions are governed by applicable federal, state, and local laws, including applicable laws of the State of North Dakota.
